Hi everyone, I had a client ask me about the Springbrook market. Springbrook is a small town about 7 minutes west of Red Deer. Its history is a military site and is the current home of the Red Deer Airport. It is quite a quaint little town with a mix of older homes and new development. The majority of people who live there are young families wanting that small town feel but within a few minutes of major shopping.
Springbrooks market picked up considerably in 2012. With any town in Central Alberta there are usually only a few sales to look at. Springbrook is no different. In 2012 we saw 44 sales occur up from 26 in 2011. The average sale price increased slightly to $231K from $223K in 2011 but as I have said in the past I believe that is from more higher priced homes selling. Out of the 44 sales last year 10 of them were over $300K compared to only 5 sales over $300K in 2011. That is the biggest thing affecting price. But the biggest number to consider is 44 sales compared to 26 in 2011.

As any town in Central Alberta Springbrook has a very solid market and the outlook for 2013 is very good.
